AMC DELANCEY’S CEDAR RUN CORPORATE CENTER EARNS BEAUTIFICATION AWARD FROM UPPER MERION TOWNSHIP, PA

KING OF PRUSSIA, PA, AUGUST 30, 2004— AMC Delancey Group, Inc., a Philadelphia-based national real estate investment company, announced the Company was recently awarded a commercial Beautification Award for outstanding landscaping and appearance for Cedar Run Corporate Center located at 901 East 8th Avenue in King of Prussia, Pennsylvania.

This prestigious award is presented annually by the neighboring Upper Merion Township Shade Tree and Beautification Commission, which plans regulations for planting, care and removal of trees for beautification of the streets, highways, parks and other public areas in the township.

Formerly owned and completely occupied by CE Minerals, Cedar Run Corporate Center was entirely vacant when AMC Delancey purchased the facility. This past July, AMC Delancey Group announced one of the largest transactions in several years in the King of Prussia submarket. Phoenix Data Systems, a software company serving the pharmaceutical industry, leased 14,475 square feet at Cedar Run Corporate Center, bringing the facility to nearly 100 percent occupancy.
