AMC Delancey Group, Inc. Opens “Traditions of Hershey” Independent Senior Living Community
Represents New Strategy for Established Philadelphia Developer/Investor

PHILADELPHIA (March 13, 2008)
– AMC Delancey Group, Inc., a Philadelphia-based national real estate investment company, today announced the commencement of its new senior living strategy with the opening of Traditions of Hershey, a 120-unit independent senior living community in Palmyra, Pa. The project was developed as a joint venture with an affiliate of Heritage Senior Living, which is operating the community.

Located at 100 North Larkspur Drive, Traditions of Hershey is a unique retirement community that provides independent living with no up front fees or long-term leases. Residents can rent studio, one- or two-bedroom apartments on a month-to-month basis from $1,800 to $2,700 per month. These prices include the apartment rental, utilities, meals, housekeeping, activity programs, linen services and transportation. Residents can also enjoy amenities such as an onsite movie theater, fitness center, billiard room, library and beauty salon.

In addition to Traditions of Hershey, Blue Bell, Pa.-based Heritage Senior Living currently manages nine other senior communities located in Pennsylvania and Virginia. The Heritage approach allows residents to sustain their independence by enjoying nutritious meals, stimulating social interaction, physical activities and a new brain fitness program.

Following the model established with Traditions of Hershey, AMC Delancey and its partners are planning to break ground later this year on their next community near Reading, Pa. While the strategy will initially focus on Pennsylvania, which has the second-highest concentration of seniors in the country, the company is also working with brokers to identify building sites in New Jersey, Delaware and Maryland.
